We’re continually told the importance of working outside the box.  For real estate investors, this advice can’t be more wrong!  At the REIA meeting, the first thing you’ll learn is why this advice is so wrong – even dangerous!

To be a successful real estate investor, consider this: The job of a real estate investor is not to buy, sell or rent houses.  Our job is to solve people’s real estate problems.

Do you want to achieve financial freedom?  Then don’t go out looking for “deals”.  Instead, go out looking for problems to solve and people to help.  In other words, look for peoples’ uncomfortable circumstances.  This one shift in your thinking can completely alter your life’s financial outcome.

Think of it this way: When you go out, are you looking to do FOR people or TO people?  You already know that “FOR” attracts and “TO” repels.  Each day, are you attracting or repelling business?

To make all deals possible, you only need to do five things:
* Get face-to-face with sellers
* Be curious
* Draw up a T-bar
* Understand a teeter-totter offer
* Put your offer in writing
 
At the REIA meeting, as we talk about creative deal structuring, you’ll walk away with a clearer understanding of these five most-important things.
You’ll also see examples of a number of our creatively constructed and funded real-world deals.  In addition, we‘ll answer these four deal-making questions:
* How was it found?
* How was it structured?
* How was it funded?
* And once bought, what did we do with it?

Finally, here are a number of questions we promise to answer:
 * What’s the fastest, cheapest, most effective way to get face-to-face with homeowners and sellers?
 * What is the best way to learn how to creatively construct and fund a deal?
 * What type of deal is the safest to do, and still offers the highest yields?
 * What is the best way to get owner financing or find private money lenders?
 * When a seller calls, what two questions should you ask?
 * What’s the best way to determine a property’s value?
 * What’s the most you should pay for a property? (This answer will floor you!)
 * When an investor is sinking, what two questions do I ask to determine the cause?
 * Is it possible to make ten written offers each day?
 * What needs to be your daily goal?
 * What does it really take to succeed at real estate investing?
 
The doors open at 5:15 p.m. for registration, networking, visiting with vendors, and refreshments. The regular meeting starts about 6:00 p.m. and typically ends around 8:45 p.m.
 
The CFRI monthly General Meeting is held the first Wednesday of every month. If there is something you need to know about real estate investing, this is the place to come.

During the meeting General Members may make announcements about properties they have for sale. One of the most popular segments of the meeting is Deals of the Month during which several CFRI members share with us the good and the bad about the best deal they made that month -all participants receive a certificate and gift. After a short break, the second half of the meeting consists of a special program, usually a guest speaker, either national or local, or some other special program.

Make sure you visit the CFRI help desk to sign up for educational classes and find out more about our County and Focus Group meetings. Looking for a mortgage broker, a real estate agent, a handyman or a property inspector? You will find all of them and more when you attend the General Meeting. 13 CFRI Business Members have vendor tables at each General Meeting and more Business Members display their flyers. CFRI General Members may also display flyers advertising properties they own, but can not advertise their business. You might find your next deal at this meeting!

To join our organization, sign in at the non-member registration table and our volunteers will let you know what to do. Guests who attend the General Meeting must pay a $20 per meeting guest fee until they join CFRI. Membership dues are $175.00 per year for a General Member. We also have a Business Membership available for $300 annually for one associate (up to three additional associates can be added for $50 each), which allows you to advertise your business with flyers, make announcements at our County meetings and other special privileges.

If you join CFRI within two days of attending the General Meeting and show us a copy of your guest receipt, your guest fee will be applied to your membership fee. CFRI Members can pick up a copy of our monthly newsletter at the General Meeting or download a copy from our website. All new members are requested to attend one New Member Orientation Meeting, typically scheduled the Wednesday after the General Meeting. Consult the events calendar for future dates.
