How It Works!
Each future Habitat homeowner applicant must show a need, be willing to volunteer, work “sweat equity hours” working on their home and others’ homes, attend homeownership classes, and have the potential for improving their income and credit score to pay a monthly mortgage. Habitat works with applicants to achieve these benchmarks. Each approved future homeowner must complete 200-400 volunteer hours. Frequently, future homeowners have disabilities or chronic health challenges, so tasks are tailored to each person’s capability. Prior to closing on their homes, everyone must complete 34 hours of homebuyer education classes on topics such as:
Financial Literacy • Employability for Adults and Youth • Foreclosure Prevention • Home Maintenance • Estate Planning• Home Do-It-Yourself• Edible Gardening
In addition, one-on-one mentors and staff assistance guide future homeowners along the way.
Habitat sells each home for, on average, for $145,000 to the new homeowner with a 30-year, 0% interest mortgage. Mortgage payments are never more than 30% of a household’s monthly income. Habitat uses the monthly mortgage payments toward the construction of additional homes. Many partners contribute the critical funding that makes this program work in the form of volunteerism, grants, special events, cash and in-kind donations.
